Let’s face it; most builders today are really schedulers and expediters. They are too busy overseeing multiple homes to really inspect the construction quality and to make sure standards are being met. The municipal inspectors that inspect certain systems are overworked and typically spend fifteen minutes or less in the house per inspection.
Building a new home is a tremendously complex endeavor that involves the coordination of many, many contractors. Each contractor is working on different parts and systems of the house (sometimes simultaneously). For all builders, in any price bracket and with any reputation, things will be missed. In our experience, once you close you lose any control you may have had. The builder has your money and will direct all attention to upcoming closings to promote cash flow. Insisting on repairs being completed prior to closing is your best position for leverage. Besides, even if they do fix it in a timely manner, you will have to schedule an appointment (one for every different contractor) and stay home for the appointment until they finish. Also, your furnishings and valuables are now exposed to the construction and the contractors.
